Before we started work

Before we started work

As roofing contractors in Berrien Springs Michigan we were tasked with stopping a major roof leak around the chimney of the home that no other contractor could find and or stop.

A few years prior to our arrival on the scene another contractor had removed the shingles an wood siding from around the base of the chimney looking for the leak but failed to find it or stop it before replacing the wood siding and installing new shingles. $600 and the homeowner was right back where they started.

With 40 plus years experience Dennison Exterior Solutions & Gutter Toppers as roofing contractors in Berrien Springs Michigan we began our inspection of the roof and chimney situation knowing that more than likely the leak was higher up on the chimney rather than around the base where the shingle meet the walls of the chimney.

The homeowner chose to have the entire roof completely removed and replaced after a detailed discussion on the current condition of the shingles, the advantages of replacing the roof and upgrading the ventilation system that would then provide a lifetime warranty meaning that this may be the last roof they would have to replace in their lifetimes and with the installation of CertainTeed’s Winter Guard ice and water shield this would definitely stop the current chimney leak and any future leak as well.

At Dennison Exterior Solutions & Gutter Toppers we specialize installing the best products made and manufactured in the USA and ensuring that we do what is necessary to prevent future leaks and maintenance. We believe that the most critical item with the installation of a new roof is the installation of ice and water shield barrier. If you hire Dennison Exterior Solutions you will agree with us that the best course of action is to take our advice and have us install CertainTeed’s Winter Guard ice and water shield at all eave edges exceeding code which is 24 inches up the roof-line beyond on the interior wall-line of the home. In addition, we install the barrier around and under where applicable all roof protrusions (soil pipes, vents,

skylights, satellites, antennas, chimneys and where any lower roof meets a wall. This process greatly enhances customer satisfaction by eliminating future callbacks. This process is far different than our competitors who only install the barrier along the eave edges.

The chimney on this home is somewhat centrally located where a lower roof and upper roof meet as well has the additional complication of a large and long valley intersects with it. After removing the shingles from the roof deck we also removed the wood siding and notice that rain-water had been running down the sheathing under the wood siding for some time now. This chimney had a custom bent metal cap on it with a one-by trim board wrapped around the top edge of where the wood siding and the metal chimney cap coincided. The wood one-by had warped from the exposure to the elements that created gaps in the joints and seams. This is where the rainwater infiltration point was that was cause the roof leak as the water rain down the sheathing and behind the metal flashing at the base of the chimney.

To remedy the chimney leak we wrapped the chimney walls about half way up from the roof deck in Winter Guard ice and water shield as well around the entire roof deck around the chimney and

up the entire roof valley that intersected with the back side of the chimney. We then installed a new flashing kit before reshingling the entire roof.

As gutter guard contractors in Berrien Springs Michigan we completed this project by tuning up the existing seamless gutters by cleaning out the entire gutter system, adjusting the pitch on the gutters, resecuring the fasteners and installing the only gutter protection system on the market today that has passed not one but two independent tests for debris infiltration, rain-flow, wind, snow-loads and be rated the number one solid metal gutter cover on the market today by a leading consumer magazine – Gutter Topper proving that when it pours it reins!
